In the town of Greenwood Lake, NY JS Engineering & Design was brought in to complete a full services design-build project to renovate and reinvigorate a 2 bedroom cottage, to include adding a new addition complete with new primary en-suite. With views of the lake, and walking distance to the community beach, this house is perfect for lakeside living.
Services included design, engineered and stamped permit drawings to include a site planning and septic design. Also included was full building load modeling and room-by-room HVAC calculations and system design. As this is design-build, JS Engineering and Design has overseen all elements of construction, ensuring the end product meets the design exactly, and all codes and standards are properly followed.
3D CAD renderings we completed and modified as necessary to ensure every aspect of the house was designed to flow as intended. Materials and colors were tested in software before being implemented in reality


Renderings help bring the ideas to life, and allow you to visualize the space better. They also allow for simulating natural lighting and seasonal changes
Once all wall coverings were removed, and the old insulation was taken out, we got down to the original exterior sheathing. This image shows how much air is able to come through the exterior. This makes the house drafty, invites insects, and greatly reduces the sizing and loads on HVAC systems.


This is the view from the outside of the house in the same location as the image above. However, you can now see the entire facade wrapped in ZIP sheathing, allowing for greatly increased structural strength. The new sheathing has foam insulation built in, a weather resistant barrier, and creates an air-tight seal once all seams get covered with flashing tape.
Load models performed by JS Engineering and design show 20% or more reduction in energy usage due to the reduced air infiltration into the house.
A before and after of the main living space and kitchen. The house felt very closed off and sectioned, so the space was reimagined. A large beam replaced an existing load bearing wall, and a cathedral ceiling with exposed beams replaced an un-used attic. JS Engineering and Design handled all necessary design calculations, permitting, and construction oversight.



A newly renovated house calls for a brand new septic system. All design, testing, and permitting was performed by JS Engineering and Design.
In addition to the new septic system, the entire house will be outfitted with new PVC drains and PEX supply water lines. All plumbing is re-designed and replaced from the ground up.
